WHAT TO CONSIDER IN TERMS OF RENTING A PROPERTY IN MONACO

Upon discovering a suitable property, we prepare a rental offer with the following details:

  • Lease Duration: Typically 1 to 3 years
  • Monthly Rent: As agreed upon/proposed
  • Monthly Service Charges: As agreed upon/proposed (usually 10% of the monthly rent)
  • Payment Terms: Quarterly payments in advance
  • Rental Deposit: Equivalent to 3 to 4 months of rental value
  • Service Charges Deposit: Equivalent to 3 to 4 months of service charge value
  • Lease Registration Fee: 1% of the annual rental plus service charges
  • Administrative Stamps: Approximately €20
  • Agency Fees: 10% of the first annual rental plus 20% VAT

ADDITIONAL PAPERWORK NEEDED

Passport or ID card/current Monaco Residency Card, Statement from a Monaco bank

Upon signing the rental offer, the applicant is responsible for payment of rental and service charge deposits along with agency fees.

BEFORE SIGNING YOUR RENTAL AGREEMENT

Before signing the lease, the second payment includes 3 months rent and 3 months service charges, the lease registration fee, administrative stamps, and inventory costs.

Monaco’s apartment rental terms and conditions adhere to standards set out by the Chambre Immobiliere de Monaco (Monaco Chamber of Real Estate).

WHAT HAPPENS AFTER A RENTAL OFFER IS ACCEPTED

Upon acceptance of a rental offer, we facilitate utility connections, register the lease, conduct a property condition assessment, and oversee the keys handover. Additionally, we arrange mandatory household contents insurance. Once the lease is registered (approximately within 10 working days), residents can then apply for a residency card.
